They Bought Land in the Country for More Space. They Never Left Woodland Heights

Thirty years into loving a house, most people don't go looking to leave. They go looking for more of what they already have, just somewhere bigger. That's exactly the thought this Woodland Heights couple had after three decades in their bungalow. They didn't want a different life. They wanted their current one with more square footage, so they went out and bought a few hundred acres in the country to build it from scratch.

Then they kept living their in-town life while the plans came together, and realized something. They liked it too much to leave.

The Country Acreage That Didn't Solve Anything

Both successful in their own businesses and both working from home, the couple needed a house that could actually support professional lives, and their personal lives. They needed: two real offices, not a desk wedged into a guest room, plenty of room to entertain, and a guest room. Their home as was didn't provide that, but they loved it anyway. Still, they wanted more space.

The country property looked like the way to get all of that in one move, more land, more rooms, more of everything at once. What it actually gave them was a space solution tied to a location they didn't want. They loved their in-town life more than the acreage plan accounted for, and a new address wasn't going to fix a house that had simply stopped fitting them. So they came back to Greymark and asked for a whole-house renovation instead of a moving truck.

What Thirty Years of "Not Enough Space" Actually Looked Like

The house was a warren of small rooms that opened into each other through doorways and a narrow hall, the kind of layout that makes a house feel smaller than its actual square footage. The kitchen was crowded and boxed in on two sides: a breakfast nook you could only reach by walking through the kitchen or the dining room, and a small wet bar eating into the rest of the space. The primary bedroom itself was a good size. The primary bath was not, and the closets throughout the house were, frankly, not worth discussing.

None of that is unusual for a house built in the 1920s and lived in for three decades. It just meant the renovation had to solve function first, then look good on top of that. Because the house is historic, every decision started with a full on-site assessment before we talked about scope or price, the same starting point we use on any project this age.

Two Offices and a Floor Plan That Finally Flows

The plan combined a full reconfiguration of the existing layout with a generous two-story addition.

Upstairs, two new bedrooms and a bathroom became the guest room and office space this couple had been improvising without for years. Downstairs, the kitchen expanded into the footprint the old breakfast nook and wet bar used to take up, then opened straight into the TV room, dining room, and living room through wide passageways instead of narrow doorways.

The main floor became one connected space built for entertaining, instead of several small rooms pretending to be one house. Even the back porch got a job out of the renovation. What used to be an enclosed porch is now a laundry room and mudroom with direct access from the garage, the kind of everyday detail that makes a house easier to live in without ever showing up in a photo.

The Shiplap They Almost Covered Back Up

The house still had its original 1920s shiplap hiding under later finishes, and instead of covering it back up, we exposed it in the living room ceiling and along the sitting room wall. It's original character nobody asked us to go find, and exactly the kind of detail we watch for on every historic home, because it's the easiest thing to lose during a renovation this size. We liked it enough to bring the same look into mud room, and the powder room and primary bath, so one found detail ended up running through the whole house instead of staying in the one room where we found it.

And Then, the Closets

After thirty years of closets that weren't worth discussing, this house has closets worth bragging about. Lots of them. It's a small line in a much bigger story, but if you asked this couple what changed their daily life the most, don't be surprised if the closets beat the two-story addition.\

They didn't need a different house or a different neighborhood. They needed a different plan for the one they already loved, and that's most of what a design-build renovation actually is: less about adding space and more about using the space you have on purpose.
