Why Greymark Doesn't Give Free Quotes, and What We Do Instead
If you've contacted more than one remodeling firm, you've probably noticed that Greymark's answer to "can I get a quote?" sounds different from everyone else's.
Jorge Arreola, Greymark's Building Designer, explains it the same way every time. He understands why people ask, because a remodel is a significant decision for a family. But any number given before the project is understood is just a guess, and a guess that protects the contractor, not the client.
"I'd rather give accurate information than tell you what you want to hear today and surprise you later," Jorge says. Most people, once they hear it that way, get it immediately.
What takes a little longer to understand is why that's the case, and what Greymark does instead.

A free quote is based on a conversation, maybe a rough sketch. It can't account for what's inside the existing walls, what the city will require structurally, the difference between what you picture when you hear "standard finishes" and what the contractor means, or who pays for the tile once work begins. What looks like three comparable quotes from three different firms is usually three different sets of assumptions about what the project includes, made by people who have never seen the actual conditions.
Jorge has watched this play out consistently. Most homeowners don't automatically choose the lowest bid. They choose the one that feels like the best deal, the proposal that seems to cover most of what they wanted without being the outlier on either end. It reads as reasonable. Then construction starts and reality shows up. The electrical panel needs replacing to meet current code, a cost nobody anticipated. The tile included in the bid doesn't look like the tile anyone had in mind, because what the contractor called standard and what the homeowner pictured were two different things.
Those gaps don't surface as conversations. They surface as change orders, schedule delays, and a project that costs more and takes longer than anyone agreed to. "Nobody was necessarily dishonest," Jorge says. "The process was just built on assumptions all the way down, and the client absorbs the consequences."
He puts the core difference plainly: "One process is based on assumptions and the contractor's definition of standard. The other is based on answers and the client's actual inputs."
Kelly Kirk, Owner + President of Greymark Design + Build, puts a practical frame on it. "Every project has so many different variables, it's hard to say with any real confidence what your project will cost," Kelly says. "A free quote is only as good as what you paid for it on a project this complex."
She says, "What I can share with you are similar projects, what they did and how much they were. Beyond that I can give you a rough ballpark of what I would think based on our discussion."

Greymark charges a design fee before construction pricing is established, and this is the part that catches people off guard. It is worth understanding clearly.
The design fee tends to surprise people, and Jorge is direct about what it actually buys. "The design fee isn't paying for drawings," he says. "It's paying for planning. Our goal isn't to create a beautiful design that you can't afford. It's to design something you love that we can realistically build within your investment."
Kelly describes what that investment covers in practice. "The design fee covers everything from the measure appointment up to the permit," she says. "We give you several options of floor plans and finishes to approach the problem from different directions."
The team brings expertise in what is possible and what things cost, but there is one thing they are deliberate about not assuming. "What we aren't experts in is how you live," Kelly says. "It's a collaborative process from start to finish, with every decision made before a construction contract is signed."

"This design fee saves you time and money by relying on our team to guide you in the right direction."

Once design begins, cost is not static. Greymark uses a progressive accuracy model that moves through the design + build process: a historical approximation based on similar completed projects at the start, narrowing to within approximately 20 percent accuracy after the design takes shape, within approximately 15 percent after material and fixture selections are made, and a fully fixed price established in writing before demolition ever begins.
By the time you sign the construction contract, the number is not an estimate. It is the number.
That is the real answer to the free quote question. Not a refusal to give one. A process that produces something more useful than a quote: a confirmed cost grounded in the actual conditions of your actual home.

For anyone currently gathering proposals, Kelly has a perspective worth sitting with. "For firms of similar business styles, I'd recommend looking at the relationship over the bottom line," she says. "Whoever you trust most should weigh much more heavily than the number. It's more of an experience to go through a remodel than purchasing something like a car."
